PLANNING, SYSTEMS + FINANCIAL CONTROL

With Adam Lawrence and Rod Turner

One working day in Birmingham to set the year up properly, with two operators who have been inside 800+ UK property deals.

January is when most property businesses set intentions and then carry on exactly as before. The goals go in a notebook, the systems stay as they were, and by March nobody is measuring anything.

This is the planning day. Goals, productivity and the systems to support them, then the bookkeeping and financial reporting that tell you whether any of it is actually working. Eleven sessions with real case studies throughout. This is an interactive day, not death by PowerPoint.

Who This Is For: You are already running a portfolio or a property business, and you want the coming year to be deliberate rather than reactive. You file accounts, you probably have a bookkeeper, and if you are honest with yourself you could not confidently say which asset is genuinely performing. That is exactly who this room is built for. If you are brand new to property, this is not the day to start.

The Agenda

Part I · Planning, productivity and systems

1. Productivity: hacks and methods

  • What actually moves the needle, and what just feels busy
  • Built for resetting at the start of the year

2. Time tracking and management

  • A critical and routinely ignored part of success
  • Where the hours actually go

3. Goal setting and planning

  • Our own framework, written and digital
  • Turning intent into something measurable

4. What makes a good metric?

  • Time, effort and risk versus reward
  • Investment versus trading
  • Active versus passive

5. Systems and processes

  • Best practice and how to review what you already have
  • What to document and what to leave alone

Part II · Bookkeeping

6. Bookkeeping 1: the correct setup

  • Your Chart of Accounts, in detail
  • Garbage in, garbage out

7. Bookkeeping 2: using the output

  • How to use the data effectively
  • How to audit the bookkeeping

Part III · Financial accounting and group reporting

8. Financial Accounting 1: reading the statements

  • Reading the P&L and the Balance Sheet correctly

9. Financial Accounting 2: interpretation

  • First pass, deeper digging, full financial health check
  • What the accounts are not telling you

10. Group accounting

  • Reporting across multiple companies and multiple assets
  • Measuring individual asset performance

11. Case studies throughout, and open Q&A
Worked through in the room.

  • An example Chart of Accounts and appropriate reporting, sized to the company
  • Q&A with Rod and Adam. No holds barred, no questions left unanswered
