Appraisal Updates Webinar
For nearly 20 years Residential Appraisers, and Lenders, have relied on the traditional 1004 Form when completing an appraisal.
A major change for Fall 2026 is in place which updates the form to the modernized URAR - Uniform Residential Appraisal Report.
We are already well into these changes and look forward to sharing the details with you!

DETAILS
Appraisals will capture much more structured information about the property’s features, condition, updates and more.
STANDARDIZATION
Photos and property information will be incorporated into a much more detailed and organized report.
DOCUMENTED UPGRADES
Encourage sellers to document all upgrades and improvements with receipts, invoices, dates, contractor details, permits, warranties and before & after photos.
LOCATION
Location and site characteristics get more detail too. Think positive or negative site influences described more clearly instead of being reduced to a simple rating.
UNIQUENESS
Unique properties better documented. The new format is designed to accommodate different residential property types and provides more detailed reporting for features such as ADU's - accessory dwelling units.
