THE LAW SOCIETY'S PROPOSED CHANGES TO THE CONVEYANCING PROTOCOL: WHAT CONVEYANCERS NEED TO KNOW NOW

Thursday 10 December 2026 | Live Online Course | 2 Hours

Presented by Lorraine Richardson

The first proposed changes to the Conveyancing Protocol since 2019. What will they mean for your firm?

On 7 October 2026, the Law Society announced a consultation on significant proposed changes to its Conveyancing Protocol — the framework setting out good practice for residential conveyancing transactions.

The proposed changes reflect the increasing use of digital technology, evolving lender requirements, concerns about fraud and cyber security, and wider developments in the home buying and selling process.

But will the revised Protocol make conveyancing safer and more efficient — or introduce additional responsibilities, risks and administrative burdens for firms?

And how adequately will it address artificial intelligence and other technological developments that are already changing conveyancing practice?

Conveyancers have until 14 January 2027 to respond to the consultation.

This is an important opportunity for practitioners to examine what is being proposed, consider the practical consequences and help shape the final version of the Protocol.

On Thursday 10 December, experienced conveyancing trainer Lorraine Richardson will lead a practical two-hour course examining the proposed changes and their implications for residential conveyancers.

The emphasis will be on what is changing, where the risks lie and what conveyancers should be considering before the consultation closes.

This includes one delegate plus up to 10 additional colleagues from the same organisation at no extra charge, even if they work in different offices.

3. AI, Fraud Prevention and Cyber Security.
How does the proposed Protocol address artificial intelligence and digital conveyancing?Changes relating to identity verification, fraud prevention and cyber security. Are the proposals sufficiently future-proof, or could technological developments quickly make them outdated?

4. Practical Implications and Responding to the Consultation.
What should conveyancing firms be reviewing now?Which proposals could create unnecessary complexity, cost or risk? What issues should practitioners raise in their consultation responses? How can conveyancers help shape a Protocol that is practical and fit for purpose?

THE KEY QUESTION

Will the revised Conveyancing Protocol genuinely improve residential conveyancing — and what should practitioners do now to protect their firms and influence the final version?

This course is designed to help conveyancers understand the proposals, identify potential difficulties and participate in the consultation from an informed position.

WHO SHOULD ATTEND?

The course is particularly relevant to:

  • Residential conveyancing solicitors.
  • Licensed conveyancers.
  • Heads of residential property departments.
  • Conveyancing managers and supervisors.
  • Conveyancing practitioners responsible for compliance, risk management and procedures.
  • Firms accredited under the Law Society's Conveyancing Quality Scheme (CQS).

It will be especially valuable to practitioners who want to understand the proposed changes before deciding how their firms should respond to the consultation.
