The host is passionate about sustainability, and it's been his dream to have a low carbon home. When he bought this 25-year-old house in early 2026, it had the original gas combi boiler, cavity wall insulation, only 100mm of loft insulation and double glazed timber frame windows – resulting in a very average energy performance certificate (EPC) rating of D. His aim was to lower the carbon footprint, and to improve indoor air quality as well as reduce energy bills by getting rid of the gas supply.
During the buying process the host discovered that he could apply for the Warms Home Local Grant through the City of York Council. After eligibility checks were done and the upgrade project approved, various works were carried out over 6 weeks in April and May. Loft insulation was topped up to 300mm and 3 new extractor fans installed. Solar PV panels were added on both sides of the roof, with a battery at the ground floor. The home is now heated and hot water provided by an air source heat pump.
Alongside this grant-funded work, switching to an induction hob paved the way for the gas meter getting removed. The host is delighted with the results so far. The biggest impact has been the reduction in energy bills as the solar PV generation has covered summer energy costs. And the EPC is now a very good B.
